Senior Investment Associate

Job Description

Performs intermediate level analytical, financial, and operational activities related to proposed deals and to existing investments.Assists the head of the departments in sourcing, evaluating, structuring, negotiating, closing, monitoring, and exiting investments.

Skill Requirements


  • Bachelor's degree in finance, marketing, economics, business management or any relevant field. 
  • 4-6 years of relevant experience 
  • Strong technical and communication skills
  • Preferably CFA charter holder or has completed 2 levels
Responsibilities


  • Shows active involvement in all facets of the investment cycle including sourcing transactions, executing deals in process, working with existing investments personnel to create value, and assisting with portfolio company exits. 
  • Assumes responsibility for all aspects of the origination, analysis, and execution of investments. 
  • Instigates deal opportunities. Undertake a rigorous review of the target investment, including legal, financial, environmental, management, commercial and market due diligence.
  • Contributes to the investment analysis, bringing to the table knowledge of the real estate sub sector / geography and experience in developing businesses.
  • Makes recommendations suggesting appropriate actions and credit strategy, including the restructuring of covenants and other debt terms where required.
  • Oversees completion and funding of the transaction and post completion handover.
  • Conducts regular analysis of financial and qualitative information from current investments to assess their performance relative to the original business plan.
  • Assumes responsibility for many important deal execution functions and regularly / effectively interact and work with senior management teams.
  • Combines financial knowledge with real estate experience preferably all real estate sub-sectors during post-acquisition.
  • Contributes to the improvement of top line/bottom line growth of existing investments.
  • Supports the head of the department in all aspects of the deal cycle with particular focus on providing timely deliverables with full accountability on investment pitches and presentations as well as valuation models. 
  • Assists the line manager in monitoring and refinement of asset business plans and determination of buy/sell/hold recommendations and execution. 
  • Coordinates the preparation of all requisite legal documentation required through all phases of the investment process. 
  • Maintains awareness and knowledge of standard and contemporary business development theories, models, and methods, and provides suitable interpretation within the organisation. 
  • Maintains and updates the knowledge of the principles and practices of real property appraisal work and of acquiring property; International, and local laws and regulations related to property/Investment management practices. 
  • Develops, reviews, and prepares recommendations for changes in the investment policies due to changing market conditions. 
  • Develops and maintains relationships with sales and leasing brokers, owners, potential Joint Venture partners, investment banks, lenders, consultants, financial institutions & investors, property managers, etc. 
  • Assists the department head in conveying organizational strategy to the team, setting department and individual targets, and providing direction to achieve goals.
  • Evaluates performance of team members, provides feedback on an ongoing basis, identifies development needs and coaches them to ensure ongoing capability development.
  • Identifies training needs and organizes trainings on various aspects on which the role holder has responsibilities and mentors all other subordinating team members as required
